Jay Hrivnatz

Houston/Galveston Region Co-Director

David "Jay" Hrivnatz is a fourth generation Houstonian who has lived outside Willis, Texas in Montgomery County since 2010. Jay graduated from the University of Houston with a Bachelor of Arts in English Linguistics and German in 1997 and with a Master of Architecture in 2004. He became a Texas Architect in 2011 and a Certified Energy Manager in 2018.


Early in his career, Jay worked as an intern architect at Ray Bailey Architects under Gerald Morehead and as a Cultural Resource Specialist at SWCA Environmental Consultants under Anna Mod. He currently runs a one-person commercial real estate due diligence practice, Lifecycle Building Consulting, LLC, which takes him all over Texas with his camera. Jay does part time work for a local architect when he has time to spare.


Jay has a deep appreciation for rural landscapes, vernacular architecture, and industrial archaeology. He loves documenting old buildings and conducting historic resource surveys. He has served on the Buildings Advisory Board at the Heritage Society at Sam Houston Park, the City of Willis Economic Development Corporation, and as a Montgomery County Historical Commissioner. Jay feels at peace in the open spaces in West Texas and travels to the Big Bend region and the Davis Mountains at least twice a year.
